We decided to work with Omid because we were specifically interested in the Willow Glen area, and wanted local professional who knows both the neighborhoods and social network in the area. We contacted him in early 2020, and ended up closing on a house in the midst of COVID-19. He worked very hard to help us through a lot of difficult hurdles, and his breadth of knowledge, personal connections, and determination helped us close on time despite the “stay in place” mandate! We found him to be very kind and personable, and have recommended him to our close friends who have also been thrilled to work with him. While we moved quickly with our purchase, I’ve encourage friends to start woking with Omid up to a year in advance to take advance of his relationships with lenders and guidance on the processes of down-selecting a house. We actually changed lenders and neighborhoods of interest with guidance from Omid, and as a result were able to get a better property and better loan terms then we had found on our own or with guidance from other agents.

The best realtor I have worked with. Omid is extremely communicative, has your best interests in mind, and won’t stop until you’re happy with your home. I, for example, had an incident where I had to replace my water heater and Omid made arrangements to limit my loss. I successfully bought and sold homes with Omid this past year. Here are his strengths: -Responsive (Omid replies at all hours and did his best to eliminate my fear, uncertainty, doubts with useful information) -Hardworking/Savvy (Worked hard to market a challenging property and got it in contract in less than 30 days) -Data driven/Intuitive (Understands peer listings, local buyer sentiment and provided actionable recommendations that helped close the deal (eg: upgrade paint, bathrooms, offer appliance credit, longer rent back during COVID). He presented useful numbers/comps/recent sales to guide us. -Good book of contacts (ask him to refer you to tradesmen, stagers, loan officers, title companies, property inspectors etc) -Respectful and well respected by peers (He’s always polite. He has a clean track record, is well liked by peers, follows up with them diligently and this helps him in closing deals. Necessary in competitive markets. He can pre-market to his extensive network and keeps an eye on deals for active buyers.) -Understands nuances (answered specific questions about offers terms, contracts clauses, clarifying what is/isn’t included in waiving a contingency, handling appraisals, buyer agent commissions, permits etc.) -Gives you space to decide (if you don’t like an offer, a price, a home, contract terms, commission structure etc. just tell him. Omid won’t push you in the slightest. He will advise you, wait and let you decide. This can be tough for first timers but will help you improve as an investor.) -Seeks improvement (open minded, takes feedback and improves quickly eg: when I asked specific questions about building permits or terms in an inspection report that he didn’t know, he’d say so, immediately ask his network and find out for me.) I often asked to eliminate certain costs, negotiate harder and get better quotes – I wasn’t his easiest client but I’m very grateful to have partnered with Omid in both a competitive buyers market / tough sale scenario. I highly recommend Omid, he is knowledgeable, energetic, patient, responsive and at the same time works with both the parties for the best deal. Over the years we have worked with many realtors on various real estate transactions but had a great experience with Omid. Omid took over this transaction from a different realtor, we had multiple showings but did not make much progress on the sale. Omid marketed the property very well in a tough market at the peak of COVID slow down, the market was competitive, we spent a lot of money on remodeling and wanted to recoup the investment. Given the situation, we had a deadline to meet since I had another transaction in progress, Omid aggressively marketed, followed up with the interests and was able to find the buyer. He had a good sense of what will make the house sell better, made some cosmetic changes to the property which made it look much better.
